Zusammenfassung:The Facility Performance Assessment process begins with a thorough check on the condition and criticality of the equipment that creates the indoor environment. First, Johnson Controls technicians conduct an in-person audit of all the assets in the facility. Remote Operations Center experts then analyze the audit data and provide a report listing each piece of equipment's condition, expected life span, warranty coverage, maintenance and replacement cost, and other information, all in the context of the equipment's degree of criticality to the enterprise. After the initial assessment, Johnson Controls provides predictive diagnostic services such as vibration analysis and infrared analysis, monitored from the Remote Operations Center. These services help facility managers identify equipment that needs overhaul or may be headed for a failure. Conversely, Facility Performance Assessment can help them validate that existing maintenance strategies are working. Just as important as the mechanical equipment is the building automation system (BAS) that controls it. "The stability of a BAS is key to optimizing the facility," [Bob Davis] said. "If the BAS underperforms, then so will building systems and processes."
