Zusammenfassung:Socio-economic factors as well as the location, structural and environmental features of the real estate have an impact the Real estate market. Because of this characteristic, determining the value of a real estate becomes a problematic issue. Multiple regression analysis is used to estimate the factors that affecting the value of the lands in Thrace region. An economic model established in which the value of the land accepted as the dependent variable. The factors that affected the value of the land predicted by the model are; productivity of the land, size of the land, rent, proximity to industry locations, distance to forest and resort places. According to the model outputs, if all the other variables hold constant, productivity has the most influence on the value of the land. Then comes the rent. But size of the land has a negative effect on the value. Proximity to city center is the most significant variable regarding the accessibility. [PUBLICATION ABSTRACT]
