The residential function occupies the largest proportion of land in cities, and varies from city to city according to the standard used, and this function is governed by different standards and laws over time where the increase in the population and migration from the countryside to cities as well as the displacement from insecure areas witnessed by some Iraqi cities, The research therefore addressed the most important factors affecting the organizational transformation of residential buildings in Baquba city as a case of study, which witnessed many organizational changes at the level of residential buildings outside the framework of planning standards, where the spread of commercial and medical streets as a result of the transformation of the organization of most of the residential blocks in the city, which caused many planning problems within the city in terms of frequent traffic congestion and bypassing many of these shops and medical clinics on the areas allocated to the streets and failure to abide by building controls through spaces and rebounds on the roads, so The research adopted the model of multiple regression in measuring the impact of the factors selected in the organizational transformation of residential buildings, and the important factors were selected: (population, number of residential parts, occupancy rate of residential unit, distance of access to the city service center, number of service buildings built in each neighborhood of the city, land price, family income and population density), and data for the variables were collected for all city neighborhoods, which consisted of 17 neighborhoods, and the research found a strong influence for some variables, where the value of R, which represents a value for each independent variable, with the dependent variable for the population density variable 0.97, which ranked the strongest, followed by a variable Occupancy of the housing unit with a value of 0.94, and the values rolled by 0.888 for the land price vari |
