To provide a membrane separation apparatus capable of being operated while maintaining a cleanliness of the system and the separation performance of the membrane separation means.SOLUTION: A membrane separation apparatus comprises membrane separation means that supplies raw water and separates it into permeate water and concentrated water, estimating means for estimating the degradation state of the separation performance of the membrane separation means, and determination means for determining the cause of degradation in the separation performance.
