Zusammenfassung: | To provide a real estate trading party information exchange system enabling a buyer to know a fairer selling price from among the expanded object conditions when viewed from the candidate buyer.SOLUTION: Conventionally, the system has premised a seller who is willing to sell. However, the presence or absence of sales is also variable depending on the price of the market, and the real estate owner who expresses the intention to sell is only part of the potential market. Also, there is a problem in that it may be interpreted to express the selling intention to sell of the seller a weak point of the seller and may make the seller disadvantageous. In order to solve this problem, the real estate and its real estate owner are registered regardless of whether or not he expresses the intention to sell. Without assuming the intention of the owner to sell, the real estate owner can enjoy a merit to know the purchase offer with respect to the possessed real estate, and it can be expected that the market for the potential real estate supply is expanded by knowing the purchase offer with the value. 【課題】従来は、もともと売る意思のある売り手を前提にしていた。しかしながら売る意思の有無は売買価格によっても変わりうるものであり、売る意思を表明する不動産所有者は、潜在的な不動産供給市場の一部でしかない。また、売る意思を表明すること自体が売り手の弱みととられ、交渉を不利にする恐れもある、という課題があった。【解決手段】上記課題を解決するために、売る意思を表明するか否かに関係なく、不動産及びその不動産所有者を登録する。売る意思を前提としないで、不動産所有者にとっては、所有する不動産に対する値付買オファーを知れるメリットがあり、値付買オファーを知ることで、潜在的な不動産供給の市場を掘り起こすことが期待できる。また、買い手候補者から見ると、広がった対象物件の中から、より公正な売買価格を知ることを可能とするための不動産売買当事者情報交換システムを提供する。【選択図】図2 |
