BUILDING COMMODITY PLAN PROVISION SYSTEM AND PROGRAM USED THEREFOR

PROBLEM TO BE SOLVED: To provide a system for selecting a building commodity plan in which a road direction to the land is associated with an orientation of a main entrance.SOLUTION: A management system 60 comprises: a floor area ratio determination part 61 for excluding a building commodity plan including a total floor area exceeding a floor area ratio association calculation value obtained by multiplying a floor area ratio by a land area from a target; a building-to-land ratio determination part 62 for excluding a building commodity plan including a building area exceeding a building-to-land ratio association calculation value obtained by multiplying a building-to-land ratio by the land area from the target; a main entrance orientation evaluation part 63 for ranking a suitable degree to plural stages by comparing a road direction included in land information inputted from a client device with an orientation of a main entrance included in the building commodity plan; and a sort part 65 for sorting an extraction group which is extracted except for the building commodity plans which are excluded from the target by the floor area ratio determination part 61 and the building-to-land ratio determination part 62 on the basis of the order of the ranking ranked by the main entrance orientation evaluation part 63. 【課題】土地に対する道路方向と建物の玄関の向きとを相互に関連付けて建物商品プランを選定するシステムを提供する。【解決手段】管理システム６０には、土地面積に容積率を掛けた容積率関連演算値を超える延べ床面積を含む建物商品プランを対象外とする容積率判定部６１と、土地面積に建ぺい率を掛けた建ぺい率関連演算値を超える建築面積を含む建物商品プランを対象外とする建ぺい率判定部６２と、クライアント装置から入力された土地情報に含まれる道路方向と、建物商品プランに含まれる玄関の向きとを比較し、適合度を複数段階にランク付けする玄関向き評価部６３と、容積率判定部６１及び建ぺい率判定部６２により対象外とされた建物商品プランを除き、抽出された抽出群を、玄関向き評価部６３によりランク付けされたランクの順位にもとづいてソートするソート部６５とを備える。【選択図】図３
