RENT CALCULATION SYSTEM AND RENT CALCULATION PROGRAM

PROBLEM TO BE SOLVED: To provide a rent calculation system which improves prediction precision of a future rent.SOLUTION: The rent calculation system includes: extraction means (steps S203-S205) of extracting object property data meeting predetermined conditions from a database in which a plurality of property data including location data on properties and specification data on the properties are registered; transition probability matrix calculation means (step S206) of calculating a transition probability matrix from the object property data extracted by the extraction means; interesting property probability distribution vector calculation means (step S207) of calculating an interesting property probability distribution vector from a rent of interesting property data; and future rent probability distribution vector calculation means (step S208) of calculating a probability distribution vector of the future rent from the transition probability matrix calculated by the transition probability matrix calculation means and the interesting property probability distribution vector calculated by the interesting property probability distribution vector calculation means.
