Zusammenfassung:	PROBLEM TO BE SOLVED: To provide a modified silicate compound which, in case of its addition to an aqueous paint, can sharply improve stain resistance and soak proofness of a stain material, and to provide a low stain type aqueous paint composition which forms a coating being excellent in initial stain resistance, long-term stain resistance, stain removability, weather resistance, and appearance, and besides, has excellent characteristics such as high environmental preservation, safety, and the like. SOLUTION: The modified silicate compound comprises a modified condensate of an alkoxysilane having a polyoxyalkylene group of 0.1-0.9 on the average in a molecule, the polyoxyalkylene group being a repeating unit of a 1-4C oxyalkylene group, having a 5-20C alkoxy group of at least 0.1 on the average in a molecule, and having a 1-4C alkoxy group of at least one. The low stain type aqueous paint composition comprises a mixture of the modified silicate compound with a synthetic resin emulsion, the mixture comprising per 100 parts by mass of a solid content of the emulsion, 1-50 parts by mass of the compound.
