Zusammenfassung:The gated communities, usually called “closed condominiums”, can take different forms. Analyzing housing in this format helps to reveal the socio-spatial peculiarities of where they are inserted. This article aims to investigate the geographic forms produced by the process of socio-spatial fragmentation in the Brasília Metropolitan Area, analyzing the process of metropolization of space in the federal capital, relating constructive types and legal species of gated communities produced between 2010 and 2020. Starting from the bibliographical research, it moved to the documental research where the content of the federal and municipal legislation was analyzed, examining the main legal characteristics of these spaces. In the field research, it was possible to articulate the predicted characteristics with the empirical reality, identifying the existing conflicts. Among other findings, it was observed that the construction and consolidation of Brasília directly impacted the surrounding municipalities of Goiás, the federal legislation dealing with urban land subdivision was modified to regularize illegally produced spaces and the residents of horizontal gated communities assume charges for urbanization and other public services, which would be the responsibility of the municipal government, in exchange for the control of access to the closed space and the feeling of security. Os espaços residenciais fechados, usualmente denominados “condomínios fechados”, podem adotar diversas formas. Analisar a habitação neste formato contribui para revelar as peculiaridades socioespaciais de onde estão inseridos. Este artigo tem como objetivos investigar as formas geográficas produzidas pelo processo de fragmentação socioespacial na Área Metropolitana de Brasília, analisando o processo de metropolização do espaço da capital federal, relacionando gêneros construtivos e espécies jurídicas dos espaços residenciais fechados produzidos entre 2010 e 2020. Partindo da pesquisa bibliográfica, avançou-se para a pesquisa documental onde foi analisado o conteúdo da legislação federal e municipal, examinando as principais características legais destes espaços. Na pesquisa de campo foi possível articular as características previstas com a realidade empírica, identificando os conflitos existentes. Dentre outras constatações, observou-se que a construção e consolidação de Brasília impactou diretamente os municípios goianos do seu entorno, a legislação federal que trata do parcelamento do solo
