Zusammenfassung:The purpose of this study is to clarify the influence of the promotion of Smart City such as teleworks, shopping on the internet and autonomous vehicle on residential location choice in metropolitan area and local cities. The findings obtained are as follows. First, the elasticities between the property conditions such as house rent, floor area, distance to the CBD could be estimated through the private house rental data and multiple regression model and I was able to set property conditions that match the actual situation. Secondly, actual choices of residential location, and Intention to choose residential location when Smart City were promoted could be clarified, through a questionnaire survey. Thirdly, the change in important factors of residential location choice between the current situation and the situation where Smart City were promoted could be grasped, through residential location choice model.
