This essay takes these two issues as examples and analyzes both of their successful and unsuccessful experiences in three aspects, such as the pubic investment in private realm, government domination and public participation. It tries to find out what is working behind the whole operating system which makes the community working as we hoped. Finally, it argues that giving the community authorization could be the better community regeneration solution mode, and provides how to attract the private capital to make the regeneration really effective. |
